| Report No. 4 -- Major Expansion of Spanish Bay Resort Complex:  • Hotel/Conference rooms and new underground garage in the area of 17-Mile Drive and Congress Road The proposed Spanish Bay Resort expansion is expected to increase the tourist visits and traffic in the area. It will impact the existing quality of life for residents in the adjoining luxury Townhomes and nearby residences along 17-Mile Drive between Congress Road and Forest Lodge Road. Ninety one (91) new hotel guest rooms are planned and 14,040 sq .ft. of additional conference/meeting rooms will be included in new buildings. A new underground, two level parking garage will be constructed at the location of the existing tennis courts. The tennis courts will be relocated in a closer group on top of the underground garage. The road system inside the Resort complex and the entrance to the Townhomes will be modified (see drawing). However, the existing two-lane entrance off 17-Mile Drive at Congress Road will continue to be used by hotel visitors and Townhome residents. This is not satisfactory according to several owners of the Townhomes who believe a new separate, private entrance is required. The nearby new employee housing complex (12 units) off Congress Road and new golf driving range and teaching building addition will increase traffic and noise in the area. This plan will also have an adverse impact on the existing heavy forest and wildlife on both sides of Congress Road. (See separate Impact Reports #1, 2, and 3) |
